TERMS AND CONDITIONS
The following General Terms and Conditions govern the contractual relationships between the Guest (hereinafter referred to as the "Client") and the Owner following the booking and payment of the chosen accommodation among those available on the portal https://apartments-rimini-riccione.kross.travel (hereinafter referred to as the "Site"), either directly or indirectly, via any mobile device, email, or telephone. These general conditions regulate the terms and conditions of the agreement between the Owner and the Client who books and purchases services through the Site, as well as any rental contract concluded between the Client and the Owner concerning the chosen accommodation. The Client is required to accept these General Terms and Conditions and the specific conditions related to the stay or individual services (such as duration, price, applicable taxes, and current regulations). The Client must, therefore, fully review the General Terms and Conditions and any specific conditions applicable to individual services, available on the Site before making a booking. By making a booking or purchasing a service, the Client automatically accepts the General Terms and Conditions described herein.
Booking Procedure
By accessing the portal https://apartments-rimini-riccione.kross.travel, the Client can view and check the real-time availability and prices of the proposed accommodations. If the selected accommodation is available for the chosen period, the Client must complete the booking and confirm it by paying the amount shown in the order summary via credit card following the guided instructions. Upon successful payment, the Client will receive a Booking Confirmation email containing details of the paid amount, duration of stay, number of occupants, and any mandatory or additional services. The booking will not be confirmed until the payment has been successfully processed (as per the cancellation policy) and the Client has received the Booking Confirmation email.
Rates and Payment
The rental rate for accommodations is indicated in the order summary. The total amount includes energy and gas consumption, heating, and water. The full amount for the stay for the specified period will have already been paid in full by the Client at the time of booking via credit card or must be paid before check-in according to the timelines specified in the "Cancellation Policies."
Children under the age of two are not counted in the confirmed number of guests, but their presence must be promptly communicated in the "notes" section of the booking or through the contact channels available on the Site, especially if a crib (free of charge) is requested. The rate does not include the tourist tax, which must be paid by check-in day according to the regulations of the Municipality where the accommodation is located.
Cancellation Policies
The Site may offer two types of rates: refundable and non-refundable. At the time of booking, partial or full prepayment of the stay is required. For the refundable rate, the Client may cancel the booking up to a maximum number of days before check-in (as indicated in the Cancellation Terms section) and receive a full refund of the amount paid. Bookings with non-refundable rates cannot be modified, and in case of cancellation or modification, the entire stay amount will be charged. Any modification request is subject to approval and availability. If changes to the stay dates, number of guests, or accommodation type are requested, additional fees may apply depending on availability and the season.
For all rate types, failure to check in will result in the full booking amount being charged.
Check-in and Check-out Rules
The Client must confirm the check-in time, starting from 3:00 PM, following the instructions in the Booking Confirmation email or prior communications before arrival. Check-in will be carried out within the specified hours and, depending on the apartment and arrival time, will be conducted in one of two ways: meeting a person at the apartment or following the self-check-in procedure. The Client must present identification documents for all adult and minor guests at check-in or in advance through the self-check-in procedure for security registration (State Police). Valid identification documents include an ID card or driver’s license for Italian and EU citizens and a passport for non-EU citizens. Failure to present identification documents for each guest will result in denied access to the accommodation.
For apartments without self-check-in devices, additional fees apply (ranging from €30 to €65) for check-ins between 10:00 PM and 2:00 AM. Arrivals after 2:00 AM cannot be guaranteed and are non-refundable.
Check-out must be completed by the time indicated in the apartment listing.
Guests must not leave dirty dishes or leave the dishwasher, washing machine, or dryer running.
The Client agrees not to exceed the number of guests specified in the Booking Confirmation, except for children under the age of two. Non-compliance with this rule will result in an extra charge per additional guest and a €100 penalty per day. Where required, the Client agrees to sign the Lease Agreement either digitally or in print, according to national regulations (Law 431, December 9, 1998). The contract will be reviewed and signed either manually or digitally via SMS authorization with a unique OTP (One-Time Password) sent to the guest’s private mobile device. The OTP signature is considered an advanced electronic signature (AES) and has the same legal validity as an electronic or handwritten signature. By signing the contract, the Client accepts the accommodation rules and condominium regulations. The Client allows the Owner’s representative or authorized third parties to access the accommodation for necessary repairs or maintenance. Except in emergencies, the Client will be notified in advance, and if there is no timely response, the Owner’s representative may enter the accommodation. Key return is mandatory as per the instructions provided at check-in.
Accommodation Rules
Smoking is strictly prohibited inside the accommodation. Violations will result in a €200 penalty.
The Client agrees to use the accommodation responsibly, keeping it clean and avoiding any actions that may cause damage to the property, common areas, or its contents. The Client must not disturb other residents during the stay. Parties or events are strictly prohibited.
Quiet hours must be observed from 10:00 PM to 8:00 AM.
Using the accommodation for illegal activities is prohibited. It is forbidden to reproduce or give the accommodation keys or access codes to third parties. Loss or breakage of keys/locks will result in charges for replacing the lock and five new key sets. The Client must take standard security precautions to prevent unauthorized access. Any failure to do so, resulting in damage or theft, will be the Client’s responsibility. Unless expressly authorized in writing by the Owner, pets of any kind are not allowed.
To reduce environmental impact and comply with regulations, the Client must correctly separate waste according to municipal guidelines or in-house instructions.
Penalties & Liability Limitations
If the Client behaves in a manner contrary to proper use of the property, they must pay a penalty equal to 200% of the rental fee. The Owner is not responsible for theft or damages to the Client’s belongings inside the accommodation. The Client agrees not to leave valuables unattended. The Owner is not liable for temporary interruptions of electricity, gas, water, or internet supply.
Rehousing Policy
The Owner reserves the right to offer alternative accommodation of equal or superior quality if, due to circumstances beyond their control, the originally booked accommodation is unavailable. Such circumstances include sudden plumbing issues or any situation making the stay unsafe. If no equivalent accommodation is available, the Owner may cancel the booking and fully refund the Client’s payments.
